Welcome to Service Built Inc. These Terms and Conditions (“Terms”) govern the use of our website and the professional services provided by Service Built Inc. By requesting a quote, accepting a proposal, scheduling work, or using our website, you agree to these Terms.
1. Company Information
Service Built Inc. provides professional painting, decorating, finishing, drywall, plastering, tile installation, finish carpentry, and related construction services for residential, commercial, and custom construction projects.
2. Service Scope
The scope of work for each project is defined in the written estimate, proposal, quotation, or contract provided by Service Built Inc. Only the services specifically listed are included.
Any additional work requested after acceptance of the proposal will be treated as a change order and may result in additional charges, revised timelines, and written approval before the work begins.
3. Estimates and Quotations
All estimates are based on the information available at the time of inspection.
Prices may change if:
- Hidden damage is discovered.
- Site conditions differ from those originally observed.
- The Client requests additional work.
- Material costs increase before project acceptance.
- The project is delayed by the Client or third parties.
Unless otherwise stated, quotations remain valid for 30 days.
4. Scheduling
Project start dates are estimates and may change due to:
- Weather
- Material availability
- Permit delays
- Site readiness
- Previous project delays
- Circumstances beyond our reasonable control
We will make reasonable efforts to notify Clients of scheduling changes.
5. Client Responsibilities
The Client agrees to:
- Provide safe and reasonable access to the property.
- Remove valuable, fragile, or personal items from the work area.
- Ensure utilities such as electricity and water are available if required.
- Secure pets and keep children away from active work areas.
- Obtain approvals from strata, property managers, or landlords when necessary.
Delays caused by the Client may affect scheduling and pricing.
6. Change Orders
Any changes to the agreed scope of work must be approved before the work is completed.
Change orders may affect:
- Project cost
- Completion schedule
- Materials used
- Labour requirements
7. Payment Terms
Payment terms are specified in each proposal or invoice.
Unless otherwise agreed:
- Deposits may be required before work begins.
- Progress payments may be required for larger projects.
- Final payment is due upon project completion.
Late payments may be subject to interest at the maximum rate permitted by applicable law, together with any reasonable collection costs.
8. Materials
Unless otherwise stated, Service Built Inc. supplies all standard materials required to complete the agreed work.
If the Client supplies materials:
- We are not responsible for delays caused by unavailable materials.
- We cannot guarantee the quality or performance of Client-supplied products.
- Additional labour may be billed if supplied materials require extra preparation or installation time.
9. Project Delays
Service Built Inc. is not responsible for delays caused by:
- Weather
- Utility interruptions
- Material shortages
- Government restrictions
- Labour disruptions
- Acts of God
- Site conditions beyond our control
- Delays caused by other contractors
Project schedules may be adjusted accordingly.
10. Workmanship Warranty
Service Built Inc. warrants that workmanship will be performed in a professional manner consistent with accepted industry standards.
Warranty coverage does not include damage resulting from:
- Structural movement
- Moisture intrusion
- Water damage
- Foundation settlement
- Improper maintenance
- Normal wear and tear
- Accidents
- Abuse or misuse
- Work performed by others after project completion
Manufacturer warranties apply separately to materials supplied by manufacturers.
11. Site Safety
During construction, work areas may contain equipment, ladders, tools, dust, and other hazards.
Clients agree to:
- Keep unauthorized persons away from work areas.
- Follow safety instructions provided by our staff.
- Exercise caution while work is in progress.
12. Property Protection
Reasonable care will be taken to protect the property during construction.
The Client acknowledges that some dust, noise, vibration, or minor disruption is normal during construction and finishing work.
13. Right to Suspend Work
Service Built Inc. may suspend work if:
- Payments are overdue.
- Unsafe working conditions exist.
- Required access is unavailable.
- The Client interferes with the safe completion of the work.
- Conditions outside our control prevent safe operations.
14. Cancellation
If a project is cancelled after acceptance:
- Deposits may be non-refundable once materials have been ordered.
- The Client is responsible for work completed to the cancellation date.
- Restocking fees or supplier charges may apply.
15. Limitation of Liability
To the maximum extent permitted by law, Service Built Inc. shall not be liable for indirect, incidental, consequential, special, or economic damages arising from the use of our services or website.
Our total liability shall not exceed the amount paid by the Client for the specific services giving rise to the claim.
16. Website Use
The content on this website is provided for general information only.
We make reasonable efforts to keep information accurate but do not guarantee that all content is complete, current, or error-free.
Service descriptions, pricing, photographs, and examples may change without notice.
17. Intellectual Property
All website content, including text, graphics, photographs, logos, designs, and other materials, is the property of Service Built Inc. unless otherwise stated.
